Not selling? Perfect. This is for planning, and we never share your details.

Why we start with a number

Online estimates guess. Your neighbours' sales tell the truth.

Most owners we talk to aren't selling yet. They're curious. A renewal letter came in, a sign went up down the road, or the tax bill made them wonder what the place is worth now.

Here's the problem with an online estimate: it can't see your new roof, your view, your shop or the road you're on. In Grey-Bruce, those details move the price more than any algorithm knows.

So we do it the way my mom, Terri Hastings, has done it since 2006: walk the street, pull the real sales, and give you a number you can plan with. If you list someday, great. If you don't, you still know where you stand.

Home value questions, answered

How much is my house worth in Grey-Bruce right now?

Your home's value is set by what similar homes near you have recently sold for, adjusted for condition, lot, view, outbuildings and road type. In Grey-Bruce those details swing the price more than online tools can see, which is why the Check-In uses real nearby sales reviewed by a local REALTOR®.

Should I sell my house now or wait until 2027?

It depends on your property type and your next move. When buyers have more choice, well-prepared, well-priced homes still sell, and waiting only helps if your situation or the market for your home type improves. Your Check-In includes a sell-now-or-wait read for your street.

Why isn't my MPAC assessment the same as my home's value?

Ontario property assessments for the 2026 tax year are still based on January 1, 2016 values, according to MPAC. Your assessment is a tax base, not a market price, so it can sit well below what your home would sell for today.

What marketing do you use when you list a home?

Every listing gets professional photography and a walkthrough video, with drone and a 3D virtual tour with floor plan where suitable, plus a feature page, social posts and paid ads, retargeting, print, home and cottage shows and our agent network.

Is a Home Value Check-In the same as an appraisal?

No. A Check-In is a REALTOR®'s opinion of market value for planning. An appraisal is a formal report by a licensed appraiser, usually ordered by a lender. Ask us if you need one for a mortgage, estate or legal matter.
